Terms of business for prospective tenants

In order to reserve a property a £200.00 holding deposit per person is required – not refundable if prospective tenants withdraw.

This includes a referencing company charge of £100.00 not refundable at all.

Before setting up a tenancy we will take up references on you.

We use the Homelet Referencing Service, the largest referencing company in the UK, to do this. In order to assist you in finding the right property speedily, it is important that you supply them, via ourselves, mandatory information to reference you properly, details of which we will be pleased to provide you with, together with a draft application form, on request.

Should any of this present a problem we will be pleased to discuss any possible alternatives.

Initial payment (as itemised below*) needs to be cleared funds with future rental payments by standing order.

*One months rent and deposit against dilapidations as itemised on the individual property details, and the following paperwork charges:

Half tenancy agreement preparation charge   £42.55
V.A.T. at 17.5%   £7.45
Half inventory preparation charge   £42.55
V.A.T. at 17.5%   £7.45
Tenants Contents Insurance – 6 months £63.55
  – 12 months £107.10

The estimated cost of Tenants Contents Insurance as described above gives cover of £5,000.00 for tenants possessions plus also includes additional cover of £2,500.00 for accidental damage to Landlord’s Building and Contents – calculations for higher amounts available on request.
