Terms of business for prospective tenants

In order to reserve a property a £300.00 holding deposit is required – not refundable if prospective tenants withdraw.

For two people this figure includes a charge of £100.00 each for referencing with charges of £50.00 for tenancy agreement and £50.00 for inventory preparation, all charges are subject to VAT at the prevailing rate.

Before setting up a tenancy we will take up references on you.

We use a Referencing Company to do this in order to assist you in securing a property speedily, missing information will result in delays and it is important you provide us with photo ID, plus proof of address and other information required to reference you properly, the referencing company have issued guidance notes, details of which we will be pleased to provide you with together with a draft application form, on request.

Should any of this present a problem we will be pleased to discuss any possible alternatives.

Prior to commencement of tenancy a payment for the first month's rent and a deposit against dilapidations needs to be made by way of cleared funds (cash, bankers draft or bank transfer) with future rental payments by standing order.
